    Bring All Offers!

    While there is a fine line between wasting your time and ours when writing low ball offers on properties, the truth is that offers do help the REO  Agent get price reductions! You see, every 30 days we must complete a Monthly Marketing Report and report in how many showings and offers were submitted on a listing and what they were. If a house has no offers, there are formulas that the Asset Managers follow in their reductions.

    If on the other hand we are seeing offers coming in on listings we have an indication of what the market will bare. We have a barometer to measure what the market is telling us is the value of that property. So you may not get the house at your low price offer, but you are helping the agent get a reduction of price on the house and eventually…who knows….it might come into your range….hang in there!

    3/2 Rancher Under $30k! Getting Silly About Stealing Houses!

    Folks….we have a Block house at 400 Oak Street in NEW SMYRNA BEACH FLORIDA that is 1400 square feet that will be sold by this coming Tuesday. It will be sold for CASH ONLY, no financing, no government special programs, do not pass go, do not collect $200.00.

    The house needs a roof, though I didn’t see any active signs of leaking upon inspection. It needs electrical rework because it still has fuses and some scary rigging with black tape and orange extension chords going into the electrical box….I’m sure an electrician’s nightmare! The kitchen is a tear out and the baths are worn out, but there are two of them.

    Currently there is no central air or heat but when you put the new roof on and trusses, you can put in the duct work at the same time in this ranch home and you will have greatly improved this property. As I’ve said, this is a rehab job. People come to us all the time asking about the deals and here is one…and when we say…it needs…..and we start with the punch list….then we hear the…..but…but…..come on guys…..I’ve just had my 3rd phone call that objected to how much work this house needs.

If you put $30000 into the property the total investment will be $59900….do the math….the as repaired value on this property that is less that five miles from the beaches…New Smyrna Beach….is- even in this soft market conservatively $85000-$90000!

    Bitten By the Blogging Bug

    It finally happened…my partners on this site, the webmaster and webmistress who have every right to say….I told you so….let enough time pass and I finally got it. I am such a visual person and I had to see it somewhere else so I could understand the concept, to finally understand this blogging business. For those of you who have faithfully been coming here looking at listings, well, get ready, you’ll be seeing more CONTENT on foreclosures, shortsales and everything to do about the REO world and the default industry.

    You see, as it turns out, Concord Real Estate really does have its act together! I went into the real estate blog Active Rain and read what is being said about other REO agents and I realized that there’s a lot of misinformation, misrepresentation and well….shall we say….slimy stuff going on out there. It’s got me fired up and I suppose it is time to put that Journalism Degree from the University of Florida (how bout them Gators;)?) to good use.
